How does the Lifetime ISA bonus work?
If you’re a first-time buyer aged 18-39, you can open a Lifetime ISA and the government adds a 25% bonus on top of what you save, up to £4,000 a year, that’s a maximum bonus of £1,000 a year. You can keep contributing until age 50. If you’re buying with someone else who also has their own Lifetime ISA (there’s no such thing as a joint LISA, each person needs their own), you can both get the bonus, so select “2 LISAs” to model this. Either way, the £450,000 property price cap applies to the property itself and doesn’t double.
What return does this assume?
We assume a fixed 4% annual return, roughly reflecting a decent cash savings rate. Since most people need their deposit within a few years, cash savings are usually more appropriate than investing for this specific goal, investments can fall in value, and a short time horizon leaves little room to recover from a downturn.
Does this include stamp duty or other buying costs?
No, this calculator only covers your deposit itself. Other costs like stamp duty, solicitor fees, surveys, and moving costs are separate and worth budgeting for alongside your deposit.
