Do first-time buyers pay stamp duty?
First-time buyers pay 0% on the first £300,000 of a property, and 5% on the portion between £300,001 and £500,000. If the property costs more than £500,000, first-time buyer relief doesn’t apply at all, and standard rates apply to the full price instead.
What if I’m buying with someone who already owns a property?
For first-time buyer relief to apply, every buyer on the purchase must qualify as a first-time buyer. If even one buyer already owns (or has owned) a property, the whole purchase loses first-time buyer relief and standard rates apply instead.
Does this apply if I’m buying in Scotland or Wales?
No. This calculator covers Stamp Duty Land Tax (SDLT), which applies in England and Northern Ireland only. Scotland has its own Land and Buildings Transaction Tax (LBTT), and Wales has Land Transaction Tax (LTT), both with different bands and rates.
When do I actually have to pay stamp duty?
Stamp duty is due within 14 days of completion. In practice, your solicitor or conveyancer usually handles the payment and paperwork for you as part of the purchase process.
